A private retreat just a mile away from downtown, great food, breweries, the river, and Virginia Capital Trail. Easy access to the highway & the airport. When you walk into the living room: TV with Amazon, Netflix, and Hulu And a nice size desk to catch up on some emails. The eat in kitchen has all NEW appliances large fridge, though electric a commercial style range, and ample spices and small appliances ( vita-mix and commercial grade toaster oven/air fryer) to whip up some dinner. The dining table accommodates 4. We have a laundry closet in the kitchen with a super size washer and dryer. If the weather is nice step outside and have dinner on the deck, lounge on the patio or light a fire in the fire pit. We have now parked the Metta Gem ( a renovated RV) in the far back corner of the yard. Back inside is the full bathroom with rain shower. 1 bedroom with queen bed and the other bedroom with fold down sofa( we have a very comfy mattress topper). * NO SMOKING anywhere inside the home. You may smoke outside, be sure you extinguish what you are smoking before leaving unattended. Be sure that all doors, windows and any opening where smoke may enter the house are closed and secured. HOUSE PARTIES or EVENTS ARE PROHIBITED You agree to act in such a manner as to allow those nearby peaceful enjoyment of their properties. We reserve the right to cancel your reservation at anytime that you violate this policy. Advance notice is required for early check in requests and we'll do our best to accommodate those requests. We charge $25 per hour starting at 12 noon. Late Checkout: Check out is on or before 10am. If you would like to extend your check out time, please contact us in advance and we may be able to accommodate your request. Unauthorized late check-outs will automatically be charged 30% of the daily rental rate per hour stay past 10am. We totally understand that accidents happen but please let us know if something spilled, stained, or gets broken during your stay. We love our home and hope that you will too! It was built in 1895 for the son of the of Mr and Mrs Hudson, their house is right next door! The flow of the home is wonderful and gets great natural light. The entire house excluding the bathrooms, has original pine hardwood floors. We ask that you remove your shoes when coming in the house to help preserve these floors. On the first floor you have the living room, dining area with bar (wine fridge), half bath: with washer and dryer, and kitchen (gas stove, fridge, dishwasher, and microwave: in the wooden cabinet) with our favorite place just off the kitchen, the screened in back porch! We enjoy our morning coffee and watch the birds, so peaceful. Speaking of coffee, please help yourself to the coffee and all the fix'ns! Had a long journey, want a sip of something or a snack we have a few of our favorites in the fridge for you! On the second floor is the master bedroom: which has a king bed (Tuft and Needle) and a small reading porch off the bedroom. The second bedroom has a queen bed. All of our bed linens are from our newly launched Mett? Home brand! Egyptian cotton sheets, organic blankets, and linen duvet covers to name a few. If you like them you can buy them and we will ship them to your home! In between both bedrooms is our den, where you can watch TV: Netflix, Hulu, and Amazon. The full bathroom is also located on the 2nd floor. We are in walking distance to soooo much! and an easy Uber or Lyft to downtown, the Fan, Carytown, and the trendy micro brew haven Scott's Addition. Have a pup that you cant leave at home? Please message me for inquiries, as extra fees will apply. It's perfect if you are looking for a quaint place located in a calm walkable neighborhood! NO SMOKING No smoking anywhere inside the home. You may smoke outside, be sure you extinguish what you are smoking before leaving unattended. Be sure that all doors, windows and any opening where some may enter the house are closed and secured. HOUSE PARTIES or EVENTS ARE PROHIBITED You agree to act in such a manner as to allow those nearby, peaceful, enjoyment of their properties. We reserve the right to cancel your reservation at anytime that you violate this policy. EARLY CHECK IN Advance notice is required for early check in requests and we'll do our best to accommodate those requests. We charge $35 per hour starting at 12 noon and will be requested upon check in. LATE CHECK OUT Check out is on or before 11am. If you would like to extend your check out time, please contact us in advance and we may be able to authorize a late check out for an additional fee of $35 an hour. Unauthorized late check-outs will automatically be charged 30% of the daily rental rate per hour stay past 11am. ACCIDENTS We totally understand that accidents happen but please let us know if something spilled, stained, or gets broken during your stay. If there is failure to communicate any damages, we will pursue collecting fees and charge an additional 20% over and above the replacement costs. PETS MUST BE PRE APPROVED. Please message me should you want to bring your pet. DO NOT BOOK until we have communicated and agreed on the additional pet fee and approved your pet. Please pick up after your pet when walking them in the neighborhood. If you use the back yard/patio as a relief station for your pet you must immediately pick up after them. Pet feces attracts unwanted pests. We will charge an additional $50 in the event you fail to follow this rule. Please practice safe social distancing and wash hands often.

This is a gated community with private parking and ramps leading you to the walkways connecting the homes. The parking is a 3 minute walk to the house. Tie your boat to your floating deck right outside of your living area. The house is floating on HUGE logs and goes up and down as the river rises and falls. You will not even feel the movement. Comfortable bamboo floors are warm under your feet downstairs and plush carpet comfort you upstairs in the master suite. Both bathrooms, beautifully appointed, have kick heaters. You will enjoy preparing meals in this gourmet kitchen, with new stainless steel appliances, granite counters and is fully equipped for the discerning cook. There is even a pantry! Five minutes away, on Hayden Island, is Target, TJ Max, Ross, Best Buy, Burlington's, and many other stores and restaurants - BJ,s Restaurant and Bar, Stanford's Bar and Grill, Island Cafe, Hidden Bay Cafe, just to mention a few. Only small pets allowed. Due to being on the water, we do not encourage young children, as the decks are open to the river.
